Florida has become a major vacation destination because of its fine year-round weather and air and sea transportation links; hotels, guest houses, timeshares, coops and condominium developments dot the coastline. In the 1990s there was a boom in new hotel construction, in part because of tax incentives and financing assistance from the government. Millions of visitors register each year at Florida's hotels and inns.
Condominium ownership, which was introduced in the U.S. in 1961 and has since been widely adopted, implies separate ownership of individual apartments or units in a multiunit building. The purchaser of a condominium becomes the owner of a particular unit and of a proportionate share in the common elements and facilities. The unit may be separately mortgaged; the owner pays taxes and a fixed monthly sum to maintain the common elements. In the sale of a unit, the seller executes and delivers to the buyer a deed conveying all right, title, and interest in and to the entire condominium as well as the particular unit.
A Florida condo hotel, also known as a hotel-condo or a Condotel, is a building used as both a condominium and a hotel. Condo hotels are typically high-rise buildings developed and operated as luxury hotels, usually in major cities and resorts in the US and around the world. These hotels have condominium units which allow someone to own a full-service vacation home. When they aren’t using this home, they can leverage the marketing and management done by the hotel chain to rent and manage the condo unit as it would any other hotel room.
A Florida timeshare is a form of vacation property ownership. With timeshares, the use and costs of running the resort are shared among the owners. While the majority of Florida timeshares are condominium vacation resorts, developers have applied the timeshare model to houseboats, yachts, campgrounds and motor homes.

Open Question: Gulf Shores to Fort Walton?
Hi,
I'm looking for a condo on the Gulf for this summer. We are willing to stay anywhere along the Gulf, but not past Fort Walton. Have you stayed anywhere in these areas? Being from Texas and have never been to Alabama/Florida, it's hard to know what areas are great for vacationing. We are not looking for "party" areas, as we are in our 30s and don't party! We would like somewhere safe where we'd be fine to walk to local restaurants, shops, etc. Please let us know where you've stayed or great places for us to stay! Thanks!!!
I might add that we don't want to spend over $150 a night. We'd like to keep it around $125.
We'll only be there for 3 nights.

Resolved Question: How much should I bring to Florida?
I'm wondering how much money to bring...I am going to Florida from March 19th-28th. How much money should I bring for food and entertainment? We are renting out a condo so we will be grocery shopping once we get there so I wont be eating out to much. So what do you think would be a good amount? I am staying in Orlando, FL if that makes a difference...

Voting Question: Should i sue my landlord or the property management company?
I am renting a condo, I have never spoke to the landlord I only have their signature on the lease. I deal exclusively with their property management which is a real estate company. I had to have repairs done to my front door handle in emergency after the management company wouldn't respond to my phone calls and I had to get in so i could take medication. The locksmith stated that the mechanism in the door was broken, not the lock itself. The management company is claiming the receipt says I broke the key off in the door (it so clearly states this is NOT the case, i can't beleive how blatant this company is lying). I have gone as far as getting the comptroller of the locksmith company to write a letter stating again that this is a mechanical failure, which under Florida law is the landlords responsibility and not mine.
I have since sent them a registered letter requesting the money be returned in 30 days along with the letter from the comptroller. They have not responded to it. I have called them and they aren't returning my calls now.
I beleive I have a case and plan to take them to small claims once my lease is up (in case they decide as well to withhold my deposit, and considering how shady they are they probably will).
My question is however, who do i sue? The landlord, who "lives abroad" (they won't reveal to me any information on the landlord) or do i sue the property management company? Thank you for your insightful input.

Resolved Question: What are some safe, affordable towns/cities in Florida?
I'm moving to Florida for college in 2 years. I love the sun, beach, city, and palm trees. I love the diversity, people, activities, etc. I'm going to need somewhere affordable for my sister and I to live in an apartment together. The rent shouldn't exceed $1,200, but the cheaper the better! I don't want to live in a crappy area with poor security, but I also cannot afford a condo on the beach while in college. The town/city doesn't have to be near the beach, I understand how expensive that is. I'd prefer it be within 20 miles of a city though if it isn't one. Any safe and affordable towns/cities?

I allowed a friend to stay at my condo for a few days, now it seems he has established residence and will not leave. He has things of mine in his possession.
What are my rights? Can I change locks, have utilities turned off? Everyone says it is illegal. Seems he has more rights than me, and I am a disabled adult.

I have never been to Florida nor on any real vacations in my adult life. I would like to see the nature and creatures of SW Florida. I can fly there, but, if one does not have a credit card car rental is not an option...can someone recommend ways to get around inexpensively? Voting Question: Buying house from parents below market value (using cash)?
Does anyone know the best way to do this? The example would be my parents selling their condo they own to me for half the market value. Let's say the condo is worth 60k, and they would like to sell it to me for 30k and I would pay the 30k in cash. What are the tax implications on this purchase? Do we need to go thru a real estate lawyer to do this? I'm looking for the basic steps here on how to go about doing this. The condo is in Florida.

Voting Question: What do I have to do to become a Florida resident?
I'm 20 years old from California and im moving in with my boyfriend who lives in Florida. I am a dependent right now but I will not be subsidized by my parents after I move. I am applying at varies colleges in Central Florida and if i plan on affording anything i need to qualify as a resident to dodge the out-of-state student tuition tax.
Since my boyfriend and I are going to either buy/rent a house/condo, and im going to be living in Florida, not moving there just to go to school. So would that be considered not becoming a resident for tuition purposes?
Also, could I just register to vote and get my license there and use his parents address? Or would I straight up have to live there for a year?
