Open Question: Clearwater or Siesta Key?

My fiance and I have narrowed it down to 2 options for our wedding. 1-Caladesi Island State Park or 2-Siesta Key Park. If we have it at Caladesi which is my favorite choice we'll need to stay in nearby Clearwater and if we go with option number 2, we'll have to stay on Siesta Key(obviously). So, which one is a better choice for not only the wedding but the honeymoon as well?!?! We want beautiful blue waters perfect for swimming, white sand and not heavily crowded. I've heard many good things about Siesta key but I like Caladesi Island better. Is there really a big difference between Clearwater beach and Siesta Key beach? Which is better for sightseeing? Which is less crowded? Less crime? and I've looked at so many condo's on VRBO I'm going crosseyed! Do you have any recommendations for rentals? We're getting married in June. Please only Florida residents or frequent visitors answer. We're really stuck and need your help!!! Thanks!

Open Question: Does Florida Condo Law apply to condos with under 10 units (rental policy question)?

I am trying to place a tenant in a Florida condo community of 6 units. They have no written rental policy or application, per their manager. They originally asked me to send them the tenant’s name, email address, and if they had any pets. She told me at this time that small pets were permitted. They came back with the facts that they did not want the pet and the tenant’s second car. She has now given the pet away and the second car is her visiting son’s, who lives in Miami. After this, they stated they need to run a background check. I asked them how they were going to do this with nothing other than the tenant’s name and email address. The manager stated that they have never done this before, that there are new owners involved, and that these new changes (pets, background checks) are all new surprises they are throwing at her. It should also be noted that this couple is Hispanic, and I am starting to feel that this may be the reason for the new rental rules (an issue for Fair Housing, I know). My question is, since the condo is under 10 units, the manager is stating that normal rules do not apply to them, and that they are able to make up rental regulations as they go along—is this true? While I hold a CAM license, I am not practicing, but this certainly does not sound right to me.

Open Question: Do you think this will be a good book?

Ok well I'm just going to tell you mainly what my book is going to be about. Just tell me if you like it, also rate it on a scale of 1-10 if you dont mind. And tell me anything You think I should change or remove. Its about a girl named Maylee. She has 5 best friends: Karlyn, Emma, Justin, Kaleb, and Haden. But they're all dating. Maylee with Kaleb, Emma with Haden, & Karlyn with Justin. And at the beginning of the book they are all talking about the dance coming up at their high school; Bay Hills High. Their Junior year is coming to an end. After the dance they realize they need to have fun like that again. So Maylee decides they should all go to the beach together for 1 week over the summer. But back at their high school, theres a girl names Jayde who hates them all. She really just wants their lives, but she wont admit it. She is kind of crazy and she wants them all dead. So she follows them to florida to the beach. She gets a room in the same condo with them. But they have no idea this is going on. And thats all i've written, but i dont know if she should like kill them all, or if she kidnaps them or i dont know what i should make her do to them. Well also give me some ideas on that please. Voting Question: Why is my best friend acting like this?

Recently, my best friend and I got into a little fight when I was mad at her because she didn't feel like meeting me at a B.o.B concert that was happening in town(which was my only way of going casue my mom didn't want to go). So I really didn't want to talk to her after it. But we just started talking again and I'm still trying to get over what happened and I haven't brought anything up about it cause I don't want to start another fight. Today I told her on facebook, that im going to florida for the first time! And guess what she said? "I don't care". So at first I just ignored what she said, and responded saying that we might be staying in a condo if we go, but there was no response. So I responded saying, "Thanks fro being happy for me when I've been happy for you when you brag about all the places you get to go to". Then she logged off. I'm really not sure what I did, other than the last thing I said(which i wouldn't have said if she didn't say "i don't care"). I'm so confused and I feel sad :(

Resolved Question: Why are Southern California home prices so high compared to Florida?

Both have subtropical climates and Florida has even no income tax. For example, an upscale, gated community 1,200 sq ft condo in So Cal is $350,000 and in Orlando, 10 minutes from Disney, the same thing is $35,000, no age restrictions. What's up with that?

Resolved Question: Are there any roof top pools I can rent out for a night in west palm beach florida for a party?

I really want to rent out a rooftop pool for my 18th which is in february but I'm not really sure where I could do that especially since I don't live in any condos or anything with a pool so I was wondering if anyone knew where I could rent one out for a night around west palm beach florida even if I'm not a resident of the place.

Voting Question: Can a condo owner in Florida give a quitclaim deed to the association?

to prevent the association from beginning a foreclosure on the condo owner. Our Condo Association is foreclosing on the lien for non payment of maintenance fees to get title to the unit and rent the unit out in order to alleviate the financial burden of other unit owners in the same building. Do to the fact that mortgage companies are taking a long time to foreclose our Boards Attorney advised foreclosing on the association lien and renting the unit out or selling it before the mortgage company completes there foreclosure. In this market there is usually no equity so the idea of selling the unit would need the cooperation of the mortgage company to do a short sale. When the mortgage company takes title through a foreclosure they become responsible for the maintenance fee. When in pre foreclosure they are only responsible for the lesser of 1% of the mortgage amount or 12 months of maintenance fees.

Resolved Question: SAFE, CHEAP places to live in Jacksonville Florida?

I am moving to Jacksonville Florida very soon. I need an apartment/condo/anything 1 bedroom for under $600...preferably in the $400's. I know its asking alot to have something so cheap & still be picky, but I would really love to not be shot or robbed! I have found alllot of really cute places for cheap but then I read reviews on them and they are HORRIBLE. The thing is, all the reviews I read are usually a couple years old and I know places can change alot in a few years. A few I have been looking at are Azalea Ridge on Alderman Road & Lions Head on Richard Street. I would really prefer something on the Southside as well, it seems to be the safest area...but I need somewhere CHEAP!!!!!!!
